New Garbage Collection Schedule

Fall Site Inspection CCC 157

Date: October 8-10, 2025

Dear Residents,

The fall site inspection is scheduled to take place between October 8th and 10th. During this time, an inspector will be on-site to:

  • Remove unsecured waste and bird seed
  • Collect droppings from front and rear yards
  • Relocate any bins, furniture, tires, shovels, toys, salt, tools, seasonal decorations, or other items stored at the front or side of units, as well as anything outside fenced areas

To avoid charges, please ensure all items are properly stored before October 10.



Fees:

  • A minimum $40 per incident will be billed to your unit for any items requiring removal or relocation
  • A minimum $75 per incident will be billed for dog waste cleanup
  • An administrative charge is included in these fees
  • For Garbage/Recycling info, see https://ottawa.ca/recycling or get the app on your phone. There are many resources, including a calendar tool with reminders (via text, email, twitter, etc.). Put out large items and furniture for morning pickup when garbage is listed on blue box week. Inappropriate dumping is charged to the unit. Garbage should be put in large garbage bags. Sort recycling and green bin waste.
  • Front and rear yards should be kept clean and tidy. Store garbage cans/recycle bins neatly and securely in rear yards or in your unit. Tires/car parts cannot be stored outside.
  • Visitors’ parking is for visitors only. Residents will be ticketed and even towed. If you see residents parking in visitors, please report their license plates to reception@premierepropertymgt.com.
  • Pets cannot be unleashed in Common areas (including cats). Dispose of pet waste promptly and safely, even in backyards. Problem pets can be removed so be a responsible pet owner.
  • Nothing heavy is permitted to be hung or affixed to the fence, including clotheslines.
  • For safety, children are prohibited from playing in the parking lots. Children can play in the nearby parks, the playground and condo common areas.
  • Vehicles must be roadworthy (plated, no flats, no leaks, etc.). Maintenance on site is not allowed.
  • We ask guests and residents not to litter. It has become a real problem in the parking areas.
  • Fix running toilets and taps. Water is the largest bill in the Condo. Waste can be charged back.

Dear Residents,


We’ve received multiple reports of disruptive behavior from a group of youth in the community, including property damage and unsafe conduct. A resident recently reported that a hose connected to nearby construction equipment was deliberately inserted into their vehicle’s muffler. Other incidents have included ringing doorbells, damaging screen doors, and throwing rocks at the CCC 157 condo office, which resulted in property damage. A police report was filed by the Board regarding that incident.


More recently, construction equipment at a neighbouring Corporation (CCC 179) was targeted, and a separate police report has been filed in response to that event.


These incidents are not only disruptive but potentially dangerous. We strongly encourage all affected residents to report any further incidents directly to the police, as some of the behavior may constitute criminal mischief.

The Corporation has also communicated these concerns to the contractor on site and will continue to monitor the situation closely. We ask all residents to remain vigilant and report any suspicious or unsafe behavior to Premiere Property Management at reception@ppma.ca.


If anyone has photos or video footage of the individuals involved, please consider sharing them with management and/or the authorities to assist in identifying whether the same group is responsible for multiple incidents.

Coyote Sightings in the Neighbourhood

Some residents have seen a coyote in the neighbourhood, especially in the small field behind Dora Crescent near Claude St. Coyotes are usually wary and fearful of humans. Remember to keep all animals on a leash for their safety.

But should you encounter a coyote, follow these important instructions. Remain calm and slowly back away from the coyote. Do not turn your back and run. Stand tall, wave your hands, and make plenty of loud noises.

Please note the City utilizes this data to track coyote movements and the creation of a service request does not mean a By-law Enforcement Officer will be dispatched to attend.

If a coyote is posing an immediate threat or danger to the public, call 9-1-1 immediately.

2024 Condo Fees and Budget December 2023

Please find the budget package for the next fiscal year attached here. You'll see it calls for an increase of 5.9% to $392 (3 bedroom) and $433 (4 bedroom). The main reason for the increase in condo fees this year is to help pay off the snow overage the Corporation experienced last year. Ottawa had more snow before the end of January 2023 than in the entire 2020-2021 winter season. As such, the precipitation maximum in our snow contract was exceeded and prorated charges were levied for the extra snow. Despite this increase, the Corporation is proud to maintain a fee that continues to be competitive in the current market.

For your convenience, we encourage you to pay your condo fees by pre-approved payment . For those that do, fees are adjusted automatically on January 1. Otherwise, write a post-dated cheque for each month (Jan 1 to Dec 1, 2024) to CCC# 157 in the amount of $392 or $433. Mail them to 2049 Meadowbrook Rd, K1B 4W7, Ottawa, ON or drop them in person during business hours.
